In over 150 hectares (370.66 acres) of dreamlike tropical jungle, featuring one of the finest golf courses on the Mexican Pacific —an 18-hole, Par 72 course— and nearly two kilometers (1.24 miles) of beach, lies one of the most beautiful and secure spots in the Riviera Nayarit, known as Litibú (meaning "Song of Birds" in Huichol).

In this area, with one of the lowest densities ever seen in a development of this level, you will find two luxury hotels (Conrad and Iberostar), an apartment building, and five exclusive residences with views of the golf course and the majestic life-filled mountains of the Sierra Madre Occidental.

Litibú is fully walled and with security provided by the Federal Government 24 hours a day, 365 days a year, including surveillance on ATVs. It features a desalination plant that provides treated seawater to the properties located there, an extraordinary one-of-a-kind lake, and a nursery that continually enriches the area’s biodiversity , making it truly unique. The development also includes hydraulic concrete streets, abundant LED lighting, state-of-the-art underground wiring, and more.

All of them are built with the highest construction quality that characterizes Mexican architecture for its beauty and durability, based on masterful craftsmanship using cement, rebar and brick, without overlooking the spectacular stonework that distinguishes each one.

They are designed to withstand earthquakes and are equipped with highly specialized lightning rods. The residences feature solar panels that allow for clean energy generation while you and your loved ones enjoy them.

Each has a private pool and jacuzzi (except for number 16, which only has a pool), ensuring an optimal temperature year-round, using heat pumps.

THE 5 RESIDENCES

With stunning views of the golf course and mountains, they are equipped and decorated down to the smallest detail, ensuring that nothing is missing for your comfort. All bedrooms are air-conditioned and have private bathrooms, some with bathtubs and additional sofa beds.

Not only are the bathroom fixtures and closets made in strict adherence to sustainability principles using beautiful tropical parota wood, also known as huanacaxtle, but so are the kitchens, which feature magnificent quartz countertops.

Except for the residence 16 “El Amanecer”, all the others have wheelchair-accessible facilities for people with disabilities, and each home includes at least one bedroom on the ground floor.

Subject to availability and according to the schedules freely decided by the residence owner, the latter will provide guests, free of charge and without assuming any responsibility for accidents of any kind, bicycles and ATVs for use exclusively within Litibú and outside the beach area. Guests must always respect the traffic signs and speed limits established within the development and, if applicable, by Mexican traffic authorities. Under the same conditions and also subject to availability, free transportation will be offered to take guests to the airport, or to Punta de Mita or Sayulita.

At their own expense, guests may hire the services of a chef to prepare food and cleaning staff, while the owner will provide at no cost a person to attend the pool and jacuzzi, who will also be able to manage requests made in nearby areas.

Each one features a private pool and jacuzzi, a beautiful kitchen fully equipped with all imaginable utensils for cooking and service, a dishwasher, conventional oven, microwave, refrigerator, washer, dryer, air conditioning, fans, bed linens, towels, sound systems, TVs, lounge chairs, and much more. Additionally, they are decorated with both international and national artwork.

LOCATION

Litibú is located 39 kilometers (24.23 miles) from Puerto Vallarta International Airport and two kilometers (1.24 miles) from Punta de Mita, a renowned international destination with upscale restaurants and a starting point for boat trips to the beautiful Marietas Islands and humpback whale watching. Additionally, it is just 10 kilometers (6.21 miles) from the magical town of Sayulita, known for its deep Mexican roots and the constant presence of Huichol indigenous people.

Just a short 300-meter (984.25ft) walk from the houses provides direct access to a pristine, plastic-free beach, offering an immersive connection with nature.

In Punta de Mita, there is a hospital with bilingual staff, considered one of the best in the country for providing first aid, with the ability to airlift patients by helicopter to Guadalajara in urgent cases.
